Authorities Have Been Working On Overload, Shutting Down Timeshare Scams

It puts a bad taste in my mouth, and I'm sure I'm far from alone, to hear all the bad press about timeshare scams. Sadder still that the "bad guys" make front page news which always seems to be the case right?

This morning, I myself, as a timeshare owner, received one of those calls. It in a sense amazed me because I live in Florida, was being called by a firm in Florida and it took the party on the other end a little while to realize I was on to them because they were talking so fast.

It was the same song and dance. This company had buyers and renters for my timeshare in the Orlando area. Since I own several, I asked which one, which of course the caller couldn't tell me which one. Really? What was even more amazing to me was that this call was placed to my cell phone. Somewhere and somehow, this company got my number and what is scarier in a sense is the cell phone number is on file with the resorts I own at. This company was coincidentally based in Orlando. Makes you wonder, doesn't it?

My post today is really twofold:

First, to share the good news that authorities have been working overtime to bust some timeshare resale scammers this week and have taken quite a few companies and culprits out of the picture. I will share some of the links below so you can check it all out and if you are like me, you can also breathe a sigh of relief that more of these companies are out of business.

Second, and I can't stress this enough, to remind my fellow timeshare owners out there NEVER to pay upfront fees to sell their timeshare. Legitimate companies don't ask for upfront fees (regardless of the "term" they use for them). When things sound too good to be true, they usually are. While I wear two hats here, as both a timeshare owner and real estate professional, it's important to know among other things that these companies are breaking the law here in Florida with respect to Florida timeshares. Heed the warning and keep the money in your wallet.

If you do need to sell, turn to a licensed Realtor to help you. While we, as real estate professionals, can not guarantee that we can sell anyone's timeshare, we can also help you keep your hard-earned money in your pocket until we conclude a sale as our pay is based on performance.

Anyone can tell you they have a buyer for your timeshare. History has proven that once they collect those upfront fees, usually the parties who fall prey to it wind up disappointed and still haven't achieved their objective, which is to sell their timeshare they no longer use or need.

If you want to sell, find a company that will get paid when they do the job for you. Since timeshare is a real estate product, hire a real estate professional who specializes in timeshares. Welcome To Florida Timeshare News!

I am glad that you are here! I look forward to bringing you a lot of great information about timeshare vacations and destinations throughout the Sunshine State from this new blog.

Our website, Florida Timeshare Pro, is well underway and construction should be completed soon. Once it's complete, we will be your one-stop source for a lot of great timeshare information, tours, values and deals. Wait until you see what we have in store for you!

While this is a new adventure into serving the timeshare real estate market, timesharing far from isn't new to me. I have been a timeshare traveler for decades and own a handful of them myself. While timesharing doesn't work for everyone, it's an experience many enjoy because it's a great way to travel!

I have personally taken 70+ (and still counting!) wonderful timeshare vacations most of which were within the State of Florida, so when we speak about timeshare resorts, it's likely I've "been there, done that" as they say. Each timeshare resort has it's charm and uniqueness and I guarantee no matter what kind of vacation you are looking for, there is a timeshare resort that will meet your needs.

Timeshare vacations and timeshare properties have gotten a bad rap here in Florida because of those timeshare tours and high pressure sales. I assure you, first and foremost, none of that will exist here! As a real estate professional, I find that the timeshare market to be very neglected and misunderstood by many from my peers to the general public. It's a calling and a passion for me to change that!

Do timeshares have value? Well a lot of that is based on perspective and it's a different real estate product than say a single family residential home. If you use and enjoy a timeshare you own and depending on how you bought it and what price you paid, it most certainly can be a good or even great value!

If you are able to purchase a timeshare vacation property at a great price and use it regularly, often times the ongoing yearly maintenance you pay is comparable to what you would pay for a hotel/motel stay in the same area your resort is in. When you look at it that way and factor in the added amenities and comforts of home you get from your timeshare versus a hotel/motel, timeshare ownership can be an extraordinary value if you USE it and that to me is the key.

Timeshare ownership is a piece of real estate, meaning you have something to use, trade, exchange or sell. You don't get that when you plunk down a nice chunk of change for a hotel/motel stay.

While there are certainly over-inflated prices on timeshare properties, my aim is to help you find the greatest deals on the property you want. I want to earn your business and be your Florida Timeshare Realtor! Please rest assured I know the market, can help you navigate it and it's terminology if it's new to you, and help you find a vacation destination that you can own, trade and sell at great prices!

For timeshare owners, I know being an owner myself how it can be difficult and even challenging to navigate the process of re-selling your timeshare should you want to. Timeshare definitely stops being a good value if you stop using it, as the ongoing costs can be burdensome and senseless if you no longer get any value for it. There is a lot of competition in the timeshare resale market and you, as an owner, will find prices all over the board when you do some research online. With 300+ timeshare resort properties in the State of Florida, how do you stand a chance to sell your's over many, many others?

The answer is simple and it's mostly in the marketing! Plus, there are laws that apply strictly to resale timeshares in the State of Florida. The best way to sell your timeshare when you no longer have use for it is to use a Licensed Florida Realtor and Real Estate Brokerage Firm.

Once you pay any up-front fees, what will they do to earn their money?

Do they have any marketing plan at all and any buyers or are they just publishing a list?

Will you have someone experienced in real estate and title insurance on your side, or will you have to complete the transaction yourself from contract to closing - between individuals? Are you armed with all the information you need to successfully do so?
